In 1973, David Thomas Robinson, Sr. acquired his first apartment, a 20 unit building in Costa Mesa, called Monrovia Arms. He later purchased and developed additional properties in Southern California and Oregon. The company took the name Kaiser Road Associates after the street name of a project Dave was developing with partners in Portland.

Kaiser Road developed and operated many properties, both multi-unit residential and retail. With the passing of David Sr., his son, David T. “Chip” Robinson, Jr. took over the helm of the operation Chip had been working at since he was a youngster. From his humble beginning as a “gopher” in 1984, earning less than $5.00 an hour, he progressed to Maintenance Tech, and then manager. Chip “lives” property management and maintenance. As the new leader of Kaiser Road Associates, he expanded into Arizona for a time and has since consolidated all Kaiser Road properties into local, Orange County, multi-unit residential apartment buildings.

In 2007, the name Kaiser Road Associates was changed to The Management Works to better reflect what the company does: managing multi-unit residential apartment communities and “Improving the Way Our Residents Live.”

Chip’s vision is to provide the best-valued residential and commercial management company dedicated to honesty, integrity, and respect for owners, residents, and team members. His relentless approach to resident loyalty and retention equates to stability for his clients and their assets. Always fair and open-minded, he allows his team to find creative solutions to difficult problems in management and life.
