Property Manager in Oceanside, CA


  • Full-Time (Monday through Friday)
  • Salary Range: $22-$36 depending on experience

Reports to: Regional Manager

FLSA status: Non-Exempt or Exempt


As property manager you will be responsible for the direct management oversight of assigned residential properties. Your goal will be to maximize asset value, customer satisfaction and revenue. You will be expected to maintain property rentals by advertising and filling vacancies, negotiating and enforcing lease as well as securing and maintaining the premises.


Duties and responsibilities include but are not limited to the following:


  • Manage all aspects of assigned properties.
  • Establish rental rates by surveying local rental rates, calculating overhead costs, depreciation and profit goals.
  • Design business plans for assigned properties that suit the needs of the owner, including a yearly budget. 
  • Attract tenants by advertising, obtaining referrals from current tenants, explain advantages of location and services, show units. 
  • Inspect and arrange maintenance to meet company standards.
  • Maintain a positive, productive relationship with tenants.
  • Advertise and market available units to attract potential tenants.
  • Collect rent and other tenant payments and be diligent about recording all receivables and bank deposits.
  • Be well versed on financial reports (12 month trail) and be able to discuss with owners any questions they may have.
  • Maintain properties by investigating and resolving tenant complaints, enforcing the rules of occupancy, inspecting units, scheduling repairs and being an intricate part of renovations.
  • Be knowledgeable about the property management software program. 
  • Have knowledge of, and follow all Fair Housing laws.
  • Keep the office clean and organized.
  • Consistently follow all eviction procedural guidelines as per State and Federal guidelines and in accordance with company guidelines. Retrieve, organize and present all relevant resident documentation and appear in court as required.
  • Be willing to learn new things and be open to new ideas.
